Factors that push commercial EICR costs higher: three-phase supplies (common in commercial/industrial), specialist equipment (commercial kitchens, industrial machinery, server room power distribution), and premises with multiple distribution boards spread across floors or zones. Restaurants and hospitality tend to sit at the higher end because of extraction systems, walk-in refrigeration, and multiple cooking circuits.

What affects the cost of an EICR

Property size & circuit count. The primary cost driver. More circuits means more individual tests and more time on site.

Property age. Properties built before 1970 often have dated wiring systems (rubber or lead-sheathed cables) that take longer to test safely. Older installations are also more likely to fail, adding documentation time for defects and codes.

Number of consumer units. HMOs, extensions, or heavily modified properties may have more than one consumer unit. Each adds inspection time.

Location. London and the South East are typically 15–25% more expensive than the national average. Rural areas may attract travel surcharges.

Urgency & out-of-hours. Same-day, weekend, or evening appointments attract surcharges of £20–£80.

Accessibility. Consumer units behind stored items, in locked cupboards, or in high positions add time. Concealed sockets, switches, or junction boxes increase inspection duration.

Electrician’s qualifications. Electricians registered with NICEIC, NAPIT, or ELECSA have invested in training, assessment, and ongoing compliance — their prices reflect this. Unregistered operators may quote less, but the resulting EICR may not be accepted by local authorities or letting agents.

The bottom line: the cheapest quote is rarely the best value. A properly conducted EICR for a 3-bed house takes 2–4 hours. Under-an-hour bargain quotes are a red flag.

  • Remedial work — If C1 or C2 faults are found, remedial work is required. Minor fixes (damaged socket, loose connection) typically £50–£100. Consumer unit replacement £400–£800. A proper EICR cannot realistically be completed in under an hour, and most houses require 2–4 hours. A rushed EICR risks missing dangerous faults — defeating the purpose.
