A vent test evaluates the suitability of ventilation systems in new build or converted properties to ensure they are fit for use. Ventilation testing is part of UK Building Regulations (Part F).

Adequate ventilation is vital to ensure moisture doesn’t build up, which causes common issues such as mould and mildew.

Vent tests may also be referred to as ventilation air flow rate testing or ventilation flow rate calculation.

What do I get with a Ventilation Test?

Providing the ventilation systems pass, you will be provided with a ventilation flow rate certificate to pass on to Building Control.

Ventilation Test bookings are to conduct the testing only. Our engineers are qualified ventilation testers, however if the report shows a ‘fail’, it is not the Ventilation Tester who is best placed, or responsible, to carry out the investigative work required to find out why the ducting or ventilation systems failed. If advice is required for a failing property, the electrician who installed the vents should be called back to investigate reasons for failure.

A ventilation test certificate is required for all residential new builds and some conversions by UK Building Regulations (Part F), Building Control will require the results before sign off.

Part F in the Building Regulations is about ventilation and has been part of the Building Regulations since 2010, with significant updates in 2022.

During the test, a specialist bit of equipment called an anemometer is used to measure the ventilation air flow rate of each component of the system.

The length of the site visit depends on the amount of tests to be completed, size and complexity of the building(s), and ventilation systems.

A typical ventilation test, on an intermittent ventilation system (such as one you would find in a domestic bathroom) in a 3-4 bedroom property would last between 10-30 minutes.

On the other end of the spectrum, testing Mechanical Ventilation with Heat Recovery (MVHR) systems can take between 2-6 hours.

How do I book?

To get a vent test quote for your property simply give us a call on 0800 170 1201, or alternatively fill in our contact form

The basic information we need to be able to provide you with a price for the survey is:

  • Full Address/Postcode
  • Clear floor plans, sections and elevations

Once we have provided you with a quote, if you wish to go ahead and book we will also need invoicing details and contact details for whoever will be meeting us on site. We don't charge up-front, but will invoice you for the work on completion, and release the air permeability certificate to you upon receipt of payment. Our pricing includes use of equipment and travel, so the price we quote you is the total price you will pay.

After you have booked with us we will contact you or if you prefer an alternative site contact to arrange an appointment. Once we have visited site the report should be ready the next working day, at which point we will contact you to let you know it's ready and provide you with an invoice. On payment of the invoice we will email your Ventilation Test Certificate.

Upon booking we will send you a detailed checklist to ensure you vent test appointment runs smoothly, but in short:

  • Any vent systems to be tested must be fitted and in working order.
  • Both internal and external doors must all be fitted.
  • Where ceilings are tall, a step, ladder or platform must be provided.
  • On the survey day, the site operative must be present.
  • A van size parking space with 25m of the property must be provided.
