Domestic & Commercial Energy Performance Certificates (EPC) Durham

We provide EPCs in Durham for both Domestic and Commercial properties. A valid EPC is required to be in place before the sale or rental of your property. The EPC survey itself is entirely non intrusive and won't damage the building in any way. Once the survey is complete the EPC report will be produced, which gives the building an Energy Performance Rating rating on a scale from A to G.

For most rental properties an EPC rating of E or better is required, in compliance with the Minimum Energy Efficiency (MEES) legislations of 2018. For properties for sale, MEES legislation does not yet apply, however an ever increasing number of financial institutions require properties to demonstrate they would be MEES compliant before agreeing mortgage funding.

For properties for which we have produced an EPC in Durham, if shown not to meet MEES targets, we can then provide tailored advice on the least disruptive and most cost effective ways to improve the building to achieve the targeted rating. Domestic EPCs

Carried out by one of our fully accredited Domestic Energy Assessors (DEA), the EPC survey will look at the way the property is constructed, heated (including water heating), insulated, ventilated and lit. The survey does not look at the way the property is used by the residents, so excludes appliances and does not take into account things such heating patterns, instead using a standard set of assumptions about how the house is lived in. This allows for a fair comparison between different properties.

The survey is entirely non invasive. The assessor will not drill any holes or unscrew any access panels. For any insulation added to the property since its original date of construction to be included, the assessor will need to be able to visually evidence it on the day (over 75% of its area for loft insulation, and in multiple locations for wall insulation), or be provided with documentary evidence, such as an installer's receipt.

Where neither documentary evidence or visual inspection can be used to evidence insulation, the assessor will class this element as ‘as built’. The EPC calculation will then make an assumption about what is there, based on the age of the building and the building regulations that were in place at the time of construction. The assessor does not make, or have any control over, these assumptions.

It usually takes around 30 mins to conduct an EPC survey for an average 3 bedroom house. There is then a 2 working day processing period after which you will receive an invoice, followed by the EPC documents immediately on payment.

Commercial EPCs

Carried out by one of our fully accredited Non-Domestic Energy Assessors (NDEA), the Commercial EPC survey will look at the way the property is constructed, conditioned (including for water heating), insulated, ventilated and lit. It also takes into account the different activities that take place within each zone of the property.

The Commercial EPC survey is entirely non invasive. The assessor will not drill any holes or unscrew any access panels. Any elements of the building and its systems that cannot be visually inspected during the site visit can also be accounted for by documentary evidence. In order to achieve the most accurate rating, you can provide in advance, or make available on the day, any documentation you may have relating to the construction of the building and the make and model of any HVAC systems, lighting designs etc.

For any elements of the building that can not be visually inspected or evidenced by documentation, a set of default assumptions have to be made. These assumptions use ‘worse case scenario’ default values, and as such can lead to a worse EPC rating. The Commercial EPC process does not take into account energy used by commercial processes taking place within the building, such as manufacturing, food preparation etc, to allow a fair comparison between buildings. more information.

Our surveyor will need access to all parts of the building, including any plant rooms. They will take a set of measurements, notes and photographs of various elements of the building. For a Commercial EPC in Durham on a building sized such as, for example, a regular single storey coffee shop, the site visit usually takes approximately 30 minutes. Survey time is however dependent on the size and the complexity of the property, so may take several hours or more for a complex building such as a large care home.

Once our assessor has visited the site, all the data collected will be used to make a 3d model of the building in specialist software. From this an EPC calculation will be run, using the Simplified Building Energy Model (SBEM) methodology, giving the building an EPC score on an A+ to G scale. This score relates to how much CO2 was produced generating the energy to condition, light, ventilate and provide domestic hot water for the building.

Alongside the EPC report, the SBEM calculation also provides a Recommendation Report (RR), however this report, which is automatically generated by the software, is very generic, so alongside your Commercial EPC in Durham we can also provide a much more specifically tailored report examining the least disruptive and most cost effective ways to achieve a target EPC rating. For a domestic EPC, the survey generally lasts around 30 mins for a standard size property. Commercial EPC surveys take about 30 mins for small properties, up to an entire day for a large property such as a big hotel or care home.

The assessor will be taking measurements, notes and a series of photographs. They will be looking at the way the building is constructed and insulated, the space and hot water heating systems, ventilation and lighting.

On booking we will email you detailed information about this, however the most important thing is to make sure the assessor can easily access all areas of the building, and to get together any documentation you may have detailing information about the building's construction and insulation, space and hot water heating systems, ventilation and lighting.

Both commercial and domestic EPCs are valid for a period of 10 years from the date of lodgement.
