Domestic & Commercial Energy Performance Certificates (EPC) Spennymoor
We provide EPCs in Spennymoor and across County Durham for both Domestic and Commercial properties. A valid EPC is required to be in place before the sale or rental of your property. The EPC survey itself is entirely non intrusive and won't damage the building in any way. Once the survey is complete the EPC report will be produced, which gives the building an Energy Performance Rating rating on a scale from A to G.
For most rental properties an EPC rating of E or better is required, in compliance with the Minimum Energy Efficiency (MEES) legislations of 2018. For properties for sale, MEES legislation does not yet apply, however an ever increasing number of financial institutions require properties to demonstrate they would be MEES compliant before agreeing mortgage funding.
Across Spennymoor, the most common domestic EPC band is C, with 59% of homes rated C or above and an average energy-efficiency score of 71 out of 100. Commercial properties in the wider County Durham area have an average rating of C 73 (UK average D 77).
There is real room to improve: the average Spennymoor home could raise its score by about 15 points, and 79% could improve by 10 points or more. The average home here emits roughly 3.3 tonnes of CO₂ a year.
Around 56% of homes in Spennymoor are owner-occupied and 14% are privately rented. About 84% are houses and 5% flats, and 96% are heated by mains gas. On the fabric, 86% have insulated cavity walls and 98% are fully double-glazed or better.
Letting a property in Spennymoor? About 57% of privately rented homes here are rated below an EPC C, the level the government has proposed as a future minimum for rented homes, and 0.8% are rated F or G, below the EPC E minimum needed to let a home today. We can carry out the EPC and advise on the most cost-effective way to improve the rating.
New-build makes up about 25% of certificates in Spennymoor, averaging a band B. New builds need a SAP calculation and an as-built EPC, both of which we provide.
These figures are from analysis of 7,614 domestic EPCs lodged for Spennymoor in the publicly available government data set, current to 2026-05-31. Values are medians/averages from the source data.
