Domestic & Commercial Energy Performance Certificates (EPC) Corwen
We provide EPCs in Corwen and across Denbighshire for both Domestic and Commercial properties. A valid EPC is required to be in place before the sale or rental of your property. The EPC survey itself is entirely non intrusive and won't damage the building in any way. Once the survey is complete the EPC report will be produced, which gives the building an Energy Performance Rating rating on a scale from A to G.
For most rental properties an EPC rating of E or better is required, in compliance with the Minimum Energy Efficiency (MEES) legislations of 2018. For properties for sale, MEES legislation does not yet apply, however an ever increasing number of financial institutions require properties to demonstrate they would be MEES compliant before agreeing mortgage funding.
Across Corwen, the most common domestic EPC band is E, with 27% of homes rated C or above and an average energy-efficiency score of 54 out of 100. Commercial properties in the wider Denbighshire area have an average rating of C 72 (UK average D 77).
There is real room to improve: the average Corwen home could raise its score by about 32 points, and 88% could improve by 10 points or more. The average home here emits roughly 7.5 tonnes of CO₂ a year.
Around 63% of homes in Corwen are owner-occupied and 19% are privately rented. About 76% are houses and 4% flats, and 28% are heated by mains gas. On the fabric, 69% have insulated cavity walls and 83% are fully double-glazed or better.
Letting a property in Corwen? About 84% of privately rented homes here are rated below an EPC C, the level the government has proposed as a future minimum for rented homes, and 16.3% are rated F or G, below the EPC E minimum needed to let a home today. We can carry out the EPC and advise on the most cost-effective way to improve the rating.
