Our commercial EPCs start from £99.95+VAT. What you'll pay for your building depends mainly on its floor area and how complex it is, and also on where it is and how easy it is to get into.

A commercial EPC (Energy Performance Certificate) rates how energy efficient a non-domestic building is, from A+ to G. In England and Wales you need one when you sell or let a shop, office, warehouse, restaurant, hotel or any other non-domestic building, and when a new one is built. What affects the price

A commercial EPC comes from a survey of the building and a computer model of it, so the price follows the amount of work in each.

  • Floor area. A bigger building takes longer to measure and has more to model. A small shop can be surveyed in about half an hour; a large hotel or care home can take a full day.
  • How many different uses it has. A single office floor is simpler than a building that mixes shop, office, kitchen and storage space, because each area used differently is modelled as its own zone.
  • Heating, cooling and ventilation. One boiler and a set of radiators is quicker to record and model than several systems, air conditioning, or mechanical ventilation serving different parts of the building.
  • Floor plans and drawings. If you can send floor plans, our assessor spends less time measuring on site, which may bring the quote down.
  • Location and access. Where the building is, and whether our assessor can get into every area on the day, both play a part.

The assessor has to hold a Non-Domestic Energy Assessor (NDEA) qualification at the right level for the building: level 3 for simpler buildings, up to level 5 for the most complex. We'll ask a few questions when you book to work out which level yours needs.

What's included

  • A site survey by an accredited assessor, who takes measurements, photographs and notes on the construction, heating, hot water, ventilation and lighting.
  • An energy model of the building in government-approved software. The calculation follows the Simplified Building Energy Model (SBEM), the government's method for rating non-domestic buildings. For more complex buildings, our in-house energy calculation team builds the model.
  • A quality check by our in-house quality assessor before the certificate is issued.
  • Lodging the certificate on the government's EPC register, where buyers, tenants and agents can look it up.
  • A recommendation report with suggested ways to improve the rating.

We don't charge up front. We invoice you when the EPC is ready and email the certificate and recommendation report as soon as the invoice is paid.

If the rating comes out lower than you need, our MEES consultation (a separate service) tests combinations of improvements to find the most cost-effective route to a better rating. If you carry out the work and we revisit within 6 months of the original EPC, the new assessment is charged at a reduced fee.

How long it takes

The site visit takes about 30 minutes for a small property and up to a full day for a large one. We produce your EPC in about 4 working days after the visit, and let you know as soon as it's ready.

How long a commercial EPC lasts

A commercial EPC is valid for 10 years from the date it's issued, and you can use it for any sale or letting in that time. You can check whether your building already has a valid certificate on the government's EPC register.

If you let the building, the rating matters as well as the certificate. A commercial property rated below E can't be let unless a valid exemption is registered. Our commercial EPC ratings explained page shows how the rating is worked out.
