Domestic & Commercial Energy Performance Certificates (EPC) Tonbridge
We provide EPCs in Tonbridge and across Kent for both Domestic and Commercial properties. A valid EPC is required to be in place before the sale or rental of your property. The EPC survey itself is entirely non intrusive and won't damage the building in any way. Once the survey is complete the EPC report will be produced, which gives the building an Energy Performance Rating rating on a scale from A to G.
For most rental properties an EPC rating of E or better is required, in compliance with the Minimum Energy Efficiency (MEES) legislations of 2018. For properties for sale, MEES legislation does not yet apply, however an ever increasing number of financial institutions require properties to demonstrate they would be MEES compliant before agreeing mortgage funding.
Across Tonbridge, the most common domestic EPC band is C, with 54% of homes rated C or above and an average energy-efficiency score of 68 out of 100. Commercial properties in the wider Tonbridge and Malling area have an average rating of C 63 (UK average D 77).
There is real room to improve: the average Tonbridge home could raise its score by about 15 points, and 68% could improve by 10 points or more. The average home here emits roughly 3.5 tonnes of CO₂ a year.
Around 67% of homes in Tonbridge are owner-occupied and 19% are privately rented. About 71% are houses and 21% flats, and 76% are heated by mains gas. On the fabric, 75% have insulated cavity walls and 90% are fully double-glazed or better.

About 53% of privately rented homes here are rated below an EPC C, the level the government has proposed as a future minimum for rented homes, and 2.4% are rated F or G, below the EPC E minimum needed to let a home today.
