Domestic & Commercial Energy Performance Certificates (EPC) Connah's Quay

Commercial EPCs UK wide have an average rating of D 77, and domestic EPCs have an average rating of D 67. For comparison the average Commercial EPC rating in Flintshire is C 72 and for Domestic EPCs is D 68. To split this out further, Domestic rental properties in Flintshire have an average EPC rating of D 65, owner occupied properties have an average rating of D 65 and social housing averages C 72. Of all the domestic EPCs completed to date in the Flintshire area, 65.3% are for owner occupied properties 14.5% for rental and 20.2% for social housing.

Commercial EPCs

Carried out by one of our fully accredited Non-Domestic Energy Assessors (NDEA), the Commercial EPC survey will look at the way the property is constructed, conditioned (including for water heating), insulated, ventilated and lit. It also takes into account the different activities that take place within each zone of the property.

The Commercial EPC survey is entirely non invasive. The assessor will not drill any holes or unscrew any access panels. Any elements of the building and its systems that cannot be visually inspected during the site visit can also be accounted for by documentary evidence. In order to achieve the most accurate rating, you can provide in advance, or make available on the day, any documentation you may have relating to the construction of the building and the make and model of any HVAC systems, lighting designs etc.

For any elements of the building that can not be visually inspected or evidenced by documentation, a set of default assumptions have to be made. These assumptions use ‘worse case scenario’ default values, and as such can lead to a worse EPC rating. The Commercial EPC process does not take into account energy used by commercial processes taking place within the building, such as manufacturing, food preparation etc, to allow a fair comparison between buildings. more information.
