Once you’ve accepted our quote one of our friendly admin team will take some details such as property address, access contact details, and invoicing details so that they can book you in on our bespoke booking system. You’ll be sent a "Thank You for Booking" email which will include some helpful information about next steps, what other services we can help you with, and more. It will also confirm the survey type that you have booked in for, the survey address, and price.
Within 24 hours one of our assessors local to your property will get in touch with the access contact via phone (or we can arrange via email, if required) to arrange a suitable appointment date. If you are a landlord or managing agent then we advise letting your tenant or access contact know that our assessor will be in contact to arrange an appointment for an EPC.
Once an appointment has been agreed you will be sent a "Confirmation of Booking Details" email, which contains important information that should be reviewed prior to the appointment, including:
If the property to be surveyed has any hidden insulation (such as underfloor or loft insulation*) or renewables (such as solar PV or thermal, biomass boilers, air or ground source heat pumps*) then it is vital that we are informed prior to the survey date, failure to do so will result in them not being included on the EPC, which may affect the rating. We will require documentary evidence of the insulation or renewables being installed, please get in touch if this is something you need to provide.
* These are just examples of the most common renewables and insulation, there are many other types that we will also need to be informed about.

Domestic EPC surveys must be completed by a qualified and accredited RdSAP assessor (also known as Domestic Energy Assessors or DEAs).
It will take approximately 15 - 45 minutes for our assessor to collect all of the necessary data, depending on the size and complexity of the property. They will be looking at the following elements while surveying:
The domestic EPC survey is non-intrusive, meaning that the assessor will not be drilling holes or lifting floor boards to inspect what is below. Because of this, they will only be able to record any insulation or renewables that is visible to them on the day, which is why it is so important that we are informed of any hidden elements prior to the appointment (as noted in "How to Prepare").
During the inspection the assessor will need access to all areas of the property including to boilers and meters. They will be taking measurements and photographs, and will make a basic floor plan to go with their notes to aid the processing of data post survey.
After the appointment the data needs to be processed at the desk using specialist, government approved software. This takes 1 - 2 working days.
Once the EPC has been completed it is then checked by our in-house quality assessor and, when approved, we’ll let you know that your documents are ready by emailing you the invoice (we also text you to make sure you know ASAP when it’s ready or so that you can let us know if you haven’t received our email for any reason).
You can pay over the phone with a debit or credit card or via bank transfer. When payment is received we email out the documents to yourself and, if required, another email address of your choosing. Please note that it may take up to 24 working hours for payment to be received if you have paid via bank transfer.

If your property is rated less than an E rating (which is the minimum required rating for rental properties) then we will provide the EPC in draft format, so that you have the option of lodging it to the register. Please note that draft EPCs must be lodged within 6 months of the appointment date and you will need to get in touch with us to let us know if you want this done. We can also provide drafts first regardless of rating if asked, please let us know when booking if this is something that you would prefer.
