Who needs Asbestos Removal?
If you rent or are planning to sell your property, you will likely need an asbestos survey along with your EPC, this is for both residential and commercial properties. It’s practice to assume any properties built pre 2000 contain asbestos. If your report comes back stating asbestos has been found and is of medium or high risk, it is strongly advised you seek removal.
Additionally, if you suspect your building may have any of the following asbestos products, it is strongly advised you have an asbestos management or refurbishment survey, where samples are taken to see if you need to take any action:
Artex is usually found in ceiling or wall coatings and is highly hazardous if distrubed or damaged. This should either be removed or encapsulated.
Cement flues in good condition hold little risk, however, if the flue is damaged or in bad condition, it is advised to remove it.
Cement roofs are common to garage or shed roofs in the form of sheets. If they are left alone, they hold little risk. However, any abrasive work or cleaning can pose a higher risk so removal is often favoured in the first instant.
Asbestos pipe lagging was very popular traditionally, though contains up to 90% asbestos in a really fragile form, making it very dangerous. The minimum would be to encapsulate it, though removal is strongly advised.
Asbestos sprayed coatings contain up to 85% asbestos and release a lot of asbestos fibres if even only slightly disturbed. It’s often found on the underside of roofs as insulation, around the sides of warehouses, undersides of floors and on steel or reinforced concrete beams or columns. Due to the extremely hazardous nature, it’s advised to remove it.
Loose asbestos insulation is made up of 100% asbestos fibres and should be removed only by licenced assessors.
What does the removal involve?
The removal will be scheduled for a suitable time when the property can be vacant. The first step is to confirm the area of interest is thoroughly sealed off. Once the asbestos containing materials are disturbed during the removal process, deadly fibres will be released. By sealing off the surrounding areas, this ensures the risk is controlled.
The surveyor will start to carefully remove all the asbestos materials from the property once they are satisfied the area is completely contained. Once the asbestos material has been removed, the surveyor must secure them in sealed disposal containers before they can be taken out of the property, past the sealed area.
Following the physical removal, the surveyor will need to eradicate any trace of asbestos fibres from the sealed area. This may be carried out using specialist vacuums or filtering tools. After the site has been cleaned, the surveyor will need to confirm they are happy for normal activity to be resumed.
The surveyor will need to wear protective clothing and respirators during the removal and cleaning process.
What happens after?
After the removal, the asbestos will be safely disposed of under practices outlined by government legislation. Every removal comes with a certificate of removal and disposal.
Following this, you will need to carry out an up to date asbestos management report which will show that the asbestos is no longer present. If this is booked with the removal, a discount is applied.
Who will carry out the survey?

- Sprayed asbestos coatings
- Asbestos insulation
- Asbestos lagging
- Most asbestos insulating board
Other asbestos removal tasks that involve lower risk asbestos containing materials do not require a licensed assessor to do so. However, assessors are still fully trained to follow specific work practices to ensure the safe removal.

Once we have provided you with a quote, if you wish to go ahead and book we will also need invoicing details and contact details for whoever is allowing access on site. We don't charge up-front, but will invoice you for the work on completion, and release your certificate of removal and disposal.
After you have booked with us we will contact you or if you prefer an alternative site contact to arrange the removal. Once we have visited site, we will legally and safely dispose of the asbestos and process your certificate, at which point we will contact you to let you know its ready and provide you with an invoice. On payment of the invoice we will email your certificate of removal and disposal.
