Ways you can book your EPC with us - If you're not sure what type of EPC or survey you need, then keep reading or alternatively contact a member of our team.
Once you have contacted us and accepted a quote, we will set up a date for one of our certified assessors to come and survey your property, according to your needs and schedule.
Domestic EPC: We will have one of our qualified Domestic Energy Assessors come to your site. They will survey your property looking at how the property is constructed and insulated, space and water heating systems, ventilation, lighting and any renewable technology (such as solar panels) present. The assessor is typically on site for about 20-30 minutes for a 3 bedrooom house and will draw a floorplan to determine the floor area of the property. The survey is non invasive, this means the assessor will not be lifting up any of the floor or making holes in walls to look for insulation. Only visible insulation will be recorded.
Commercial EPC: Commercial EPCs are significantly more in depth and will usually involve creating a 3d model of the building in a specialist software. The assessor will look at and take photographs of the construction of the building, the space and water heating, lighting, and ventilation. The time the assessor is on site varies depending on the size of the property being surveyed. We will be able to give you a rough estimate for this when you book the survey. You will need to provide some information about the size and floor area of the building to get a quote for your survey.
Domestic EPC: Energy Performance Certificates for domestic properties are legally mandatory when selling or renting out a home across the UK. For properties built over a decade ago, a regular Domestic EPC suffices. However, if the structure was erected more recently, or involves a transformation into a residence from another building type—like a barn makeover—and the construction or alteration occurred in the past 10 years, a specialized assessment known as a SAP EPC might be required.
Commercial EPC: Energy Performance Certificates (EPCs) for commercial properties are legally mandatory when selling or renting out non-residential buildings throughout the UK.
Following the rollout of the Minimum Energy Efficiency Standards (MEES) rules in April 2018, buildings rated F or G on their EPC cannot be rented until upgrades are made to achieve at least an E rating. As a result, numerous banks and lenders are now declining to process sales for properties with F or G ratings.
The baseline rating is anticipated to increase to a B by 2030, and the government is scheduled to issue a statement on this during the latter part of 2025. At present, the average Commercial EPC score in England and Wales stands at D 77, meaning a significant number of structures will likely require enhancement initiatives. Easy EPC excels in delivering approaches to boost EPC scores for single sites as well as extensive building collections, serving diverse clients in various industries. In addition to supplying Commercial EPCs, we offer customized guidance on the most economical and minimally intrusive methods to elevate your rating to the target level through our MEES Consultation offering.
