What is a RICS Valuation?

A RICS Valuation report is an accredited chartered surveyors assessment of the value of your property, based on research of various local factors, comprehensive knowledge of the local market, and a site visit. Valuations are often paired with Homebuyers Reports.

Who is a RICS Valuation suitable for?

Here at EasyEPC our Royal Institution of Chartered Surveyors (RICS) accredited surveyors are confident and experienced in producing valuations for a wide range of needs and occasions, for instance if you are thinking of selling your property, or would just like to know the value of your investment, a trustworthy and accurate valuation would be highly beneficial in the decision making process of what the realistic market asking price would be.

If you are considering refinancing solutions you will need to know the precise value of your property and by using a RICS accredited surveyor you are ensuring an in depth and authentic valuation report due to the regular auditing and high standards of the Royal Institution of Chartered Surveyors. It is common practice for mortgage lenders to insist that valuations be undertaken by an accredited RICS surveyor.

If you are planning to get a Home Buyers Report it is highly recommended to pair it with a valuation, this way if the valuation is less than the asking price of the property then it can be used alongside the homebuyer report, which has identified the issues, as evidence to negotiate the price.

What does the survey involve?

While the physical inspection is a large and important part of the valuation process, work prior to and post site visit is just as key to correctly calculating the value of your property. Location in relation to transport links, school catchment areas, the likelihood of environmental complications such as floods, and other similar components are all variables that may be researched in relation to the value of your property.

The duration of the site visit can vary depending on the size and complexity of your property, as well as if you are having the valuation carried out alongside a Home Buyer Report. Upon booking we will be able to offer you an estimate of how long our assessor will be on site.

What do I get?

After the site visit, the report can take up to 10 working days to produce at the desk. Upon completion you will receive a report that is an in depth combination of the surveyors local knowledge of current market prices, their research carried out on particulars like transport links and flood risk, and a reflection of all of the information collected from the site visit. The surveyor will have photographic evidence of his on-site findings.

The contents of the report can vary and certain areas be emphasised to suit the purpose of your valuation. The report can comprise of many variables such as tenure, location, services (gas, water, electricity, etc.), compliance to the fire safety order of 2005, planning permissions. On top of this basic information about the property details including its orientation, approximate age, construction summary, any outbuildings and parking can be included.

The Royal Institution of Chartered Surveyors (RICS) regularly emphasises the importance of professional, technical, and delivery standards to it’s surveyors, meaning that your report will be centred around recognised and established methods, competence, ethics, good judgement and evidential documentation.

What else might I need?

By getting your valuation done alongside a Home Buyers survey you reduce the risk of unexpected defects or maintenance routines upon buying that you may not have spotted yourself. Additionally, if your Homebuyer Report identifies any problems in the property then you may be able to use it, paired with the valuation, to renegotiate the price.

If the property in question is considerably older, made of non-traditional design, or is extensive, it is recommended that you commission a Building Survey alongside your valuation, rather than a homebuyer report.

How do I book?

To get a quote for a RICS Valuation for your property simply give us a call on 0800 170 1201, or alternatively fill in our contact form. The basic information we need to be able to provide you with a price for the survey is:

  • Full address and postcode
  • Age of build
  • Type of property - detached, terrace, etc.
  • Number of bedrooms and floors
  • Any additions to the property (ie conservatories, garages, etc.)
  • Reason for valuation (ie potential buyer, potential seller, refinancing solution, etc.)

It is useful and may enable us to offer a cheaper quote if you are also able to provide the following information:

  • To scale architectural floor plans
  • Property information pack

Once we have provided you with a quote, if you wish to go ahead and book we will also need invoicing details and contact details for whoever will be meeting us on site. We will require the payment in full before the appointment is confirmed. Once the payment has been processed, the appointment will be confirmed and the survey will take place. Our pricing includes everything, so the price we quote you is the total price you will pay.

Once we have visited site it can take us up to 10 working days to produce the report, at which point we will contact you to let you know the valuation is ready and email it out to you.
