SBEM Calculations and BRUKL Reports have been needed for commercial new builds since 2006, as required by Building Control and Building Regulations.

SBEM (Simplified Building Energy Model) refers to the government approved methodology used to calculate the energy performance of a commercial property in the UK. A BRUKL (Building Regulations United Kingdom Part L) report is a building regulations compliance report and is required by Building Control for sign off.

SBEM calculations that are carried out for new build commercial property produce a BRUKL report and, providing the BRUKL report shows a pass and the building is fully constructed, an On-Construction Energy Performance Certificate (EPC).

Do you need SBEM Calcs and a BRUKL Report?

The majority of new build commercial buildings, conversions and large extensions will require SBEM calcs, although there are a few exemptions:

Places of worship.
Temporary buildings.
Unheated units.
In Northern Ireland and Scotland, buildings under 50m2 total floor area.
In England buildings under 50m2 total floor area that are entirely detached from any other building.
