When do I need a SAP rating?
Since 1995, all new buildings in the UK have been required to have a standard assessment procedure (SAP) rating, which quantifies energy performance in terms of space and water heating, lighting and ventilation. This applies to any new structure, including a home conversion or extension. Sometimes also referred to as an on construction EPC or SAP EPC, the rating is calculated by also considering the fabric and shape of the building, the type and efficiency of thermal insulation in place, and any renewable technology installed.
Know how your building rates
SAP ratings are expressed by a number between one to 100, and the higher the number the better the energy rating will be. If your building is rated 100, for instance, the energy cost will be listed as zero. All new constructions have to earn at least a ‘pass’ for SAP before it can be signed off by building control. As such, a high SAP rating is not only good for the environment in terms of the C02 emissions it produces, it also makes the property more marketable to sell or let in future.
Latest software and methodology
