SAP Calculations are needed to demonstrate a domestic properties compliance with Part L1 of the Building Regulations UK.

This is usually required when building a new dwelling, creating one through a change of use, or when changing the number of dwellings within the envelope of an existing building.

We also provide SAP Calculations for Extensions in Hornsea. For extensions where the total area of new openings (windows and doors) exceeds 25% of the floor area, Building Control will require 'Over Glazed Extension Calculations' to demonstrate compliance with part L2 of the UK Building Regulations. About SAP Calculations

SAP Calculations are carried out entirely from architectural drawings and technical specifications of the property, so to quote for your work we will need you to provide us with a copy of the drawings.

The calculation itself requires a high level of detail about the material that has gone into the build, including makes and models of insulation used. As this detail is not possible to obtain visually on site, SAP Calculations do not require a site visit, but are instead produced from the information provided.

We advise getting SAP Calculations done initially as design stage SAP Calculations, before commencing work on site, so any changes required to ensure compliance can be easily accommodated. The calculation can then be run again on completion in the form of as built SAP calculations , and your compliance report and SAP EPC will be produced.

In cases where design stage SAP calculations have not been produced and the property is already built, we can still produce you an as built SAP Calculation and can then advise on the most practical way to achieve compliance in the event that the building fails. When you are ready we can then provide the compliance report and the completed and lodged SAP EPC.

SAP stands for Standard Assessment Procedure, which is a methodology used to calculate the energy efficiency of a new build domestic property, and check its compliance with part L of the UK building regulations.

SAP calculations, while eventually will lead to an EPC most of the time, are different from an EPC itself. The difference between "SAP" and "EPC" is that SAP is the methodology and EPC is the report created using the methodology.

SAP (Standard Assessment Procedure) is the methodology used to calculate the energy efficiency of new build or converted domestic properties, the calculation is very precise and uses specific u-values and manufacturers specifications as data points. Once the SAP calculations show a pass and the build is complete, a SAP EPC is created.

RdSAP (Reduced Data Standard Assessment Procedure) is the methodology used to calculate the energy efficiency of existing domestic properties, and the calculation is less precise than the SAP version as much less data will be available, especially for older properties.

Both SAP and RdSAP EPCs last ten years, and once a SAP EPC expires, it will be replaced by a RdSAP EPC when required. A full exploration of RdSAP vs SAP EPCs can be found in our resources.

SAP calculations are required for new build and converted domestic properties, and occasionally domestic extensions.

It's advisable to have "As Designed" SAP calculations completed prior to commencing the build, as this allows changes to be made more easily if the property does not initially pass. Once built, "As Built" calculations can be completed from the "As Designed" calcs, or from scratch if no “As Designed” calcs were completed.

SAP calculations are required to show a pass before Building Control will sign off the property.

SAP calculations are required for extensions when the total glazed area of the extension is larger than 25% of the extensions’ floor area + the total area of any openings covered by the extension.
