We will arrange an appointment with you, carry out the survey, and once completed send you an invoice.
As soon as we receive payment of the invoice, we will email your Legionella Risk Assessment. We also offer corporate accounts, with survey delivery on completion and monthly billing.
If the person responsible for Legionella safety is available during the site visit, this may be noted in the report. The management responsibilities will be outlined to include the name of the competent person, if any training is to be given to the property occupiers and the review date of the assessment.
The report will also include descriptions of any water systems, their makes and models, supported by photographs.
Any risk sources will be noted and given a risk rating. Recommendations on reducing and preventing the risks will be suggested, along with ways of ongoing monitoring and inspecting. The checks may be presented monthly, quartley, 6 monthly and annually depending on the nature of the property.
While landlords are allowed to carry out legionella risk assessments themselves, if you are unsure of the technical aspects of carrying out such a survey, do not have the time, or are geographically unable to do so, you will need to get this carried out by a third party.
Your assessment should be reviewed regularly, at least every two years, or when any changes may result in the current assessment being invalid. This includes:
Your Legionella Risk Assessment will include a site survey. The assessor will be surveying, where appropriate, things such as looking in your water tanks, carrying out flow and stagnation tests, testing how the hot and cold water is throughout the property and making notes on the systems which will include photographs.
Following the assessment, a report will be written up that will outline if the property is at low or negligible risk from Legionella.
Large or small man made hot and cold water systems with a supporting environment can lead to legionella bacteria growing and multiplying. These conditions include temperatures suitable for growth, places where water is stored or recirculated, places where water droplets are produced or dispersed and systems with rust, scale and sludge.

Once we have provided you with a quote, if you wish to go ahead and book we will also need invoicing details and contact details for whoever will be meeting us on site. We don't charge up-front, but will invoice you for the work on completion, and release the report upon receipt of payment. Our pricing includes everything, so the price we quote you is the total price you will pay.
After you have booked with us we will contact you or if you prefer an alternative site contact to arrange an appointment. Once we have visited site it takes us about 10 working days to produce the report, at which point we will contact you to let you know its ready and provide you with an invoice. On payment of the invoice we will email your Legionella Risk Assessment.

If none of the above apply, then your risk assessment should be reviewed every 2 years.
