Gas safety checks have been required by landlords, employers and self-employed persons since 1998, in accordance with the The Gas Safety (Installation and Use) Regulations 1998.

Gas, when burned improperly, produces excess carbon monoxide and can kill within hours. One of the things that makes carbon monoxide so dangerous is that it has neither a smell or a taste. This, combined with the fact that carbon monoxide poisoning symptoms are easily confused with just being tired, makes carbon monoxide deadly.

By having regular Gas Safety Certificates conducted in Gloucestershire, you are reducing the risk of carbon monoxide poisoning and other dangers, like flammable gas incidents, in your area.

Do you need a Gas Safety Certificate?

Gas Safety Certificates are required by many different people and buildings, if you meet one of the following criteria then you will need one:

  • Landlords of both domestic and commercial properties
  • Employers
  • Hotels, B&Bs and hostels
  • Housing associations
  • Colleges and boarding schools
  • Local authorities

If there is no gas supply to the property or the lease is longer than 7 years, then the landlord is exempt from the Gas Safety Certificate requirement.

What does a gas safety check in Gloucestershire involve?

As per UK regulations, all Easy EPC gas engineers are Gas Safe registered.

During the appointment, the engineer will inspect gas appliances like hobs, ovens, boilers, hot water cylinders as well as flues, chimneys and vents. Specifically, they will be:

  • Checking that appliances are:
    • Set and adjusted properly to allow gas to burn correctly;
    • Suitable for the location; and
    • Physically stable and securely fitted to gas pipework.
  • Ensuring there is a permanent air supply that’s adequate for the appliance(s) installed;
  • Confirming that safety devices and present and functioning;
  • Checking all flues, chimneys and vents are operational.

What do you receive?

If your property passes the gas safety check, then you will receive your Gas Safety Certificate showing a pass.

If your property fails, then we are able to quote for and complete any remedial work required to bring the property to a pass. If an appliance is found to be faulty, it must not be used until it has been fixed and reassessed.

Gas Safety Certificates are legally required for all domestic and commercial rental properties in the UK. HSE informs us that Gas Safety checks are needed by:

  • Landlords (or managing agents) of both domestic and commercial properties
  • Housing Associations
  • Local Authorities
  • Hotels and B&Bs - gas appliances that are away from the guest accommodation must also be tested.
  • Colleges
  • Boarding Schools
  • Hostels

This includes the "common or communal" areas in domestic rented properties.

Employers and self-employed persons also have a legal requirement to have gas safety checks, noted in the The Gas Safety (Installation and Use) Regulations 1998:

"It shall be the duty of every employer or self-employed person to ensure that any gas appliance, installation pipework or flue installed at any place of work under his control is maintained in a safe condition so as to prevent risk of injury to any person."

Landlords can face fines up to £20,000 (per offence) and/or imprisonment of 6 months.

A Gas Safety Certificate is the documentation that you receive after having a gas safety check completed by a Gas Safe registered engineer, it contains:

  • A description of and the location of each appliance or flue checked.
  • The name, registration number and signature of the individual carrying out the check.
  • The date on which the appliance or flue was checked.
  • The address of the property at which the appliance or flue is installed.
  • The name and address of the landlord (or their agent where appropriate).
  • Any safety-related defect identified and any remedial action taken.
  • Confirmation that the safety check has included an examination of:
    • The effectiveness of any flue.
    • The supply of combustion air.
    • Its operating pressure or heat input or, where necessary, both.
    • Its operation so as to ensure its safe functioning.

No, while a gas safety check will ensure that the boiler is operating safely, a boiler service is a much more in depth check to make sure each part is clean and running efficiently.
