Understanding your Domestic Energy Performance Certificate (EPC)

Section F - Recommendations

This section tells you what the property’s potential energy rating would be if all the provided recommendations are completed, along with details of the recommendation(s) in question, and an estimation of installation cost and energy savings over 1 year.

Recommendation: This lists the measures that you could implement to improve your EPC rating. It is important to note that the recommendations provided are generalised improvements generated by the EPC software. They cannot be removed or added to by the assessor, and are NOT guaranteed to increase the property’s energy rating to the provided estimate. Typical installation cost: An estimate of the upfront cost of the installation of each measure.

Typical yearly saving: An estimate of the amount that could be saved annually on your energy bills after installing each measure.

Section G - Energy & Cost Estimates

This section gives an estimate of the annual energy cost for heating, ventilating, lighting and providing hot water for the property. It also gives an estimate of what the potential savings would be if all the recommendations in Section F were to be implemented. It is important to note that these figures are an estimate only, and do not take into account energy use from appliances etc.

Heating use in this property: Gives an estimated annual energy use figure in kWh per year for both space and water heating. If you have installed a renewable heat system such as a air source heat pump, then you may be eligible for a government grant from the Renewable Heat Incentive (RHI). In this case then your payment amounts will be based on the total kWh demand for space and water heating given in this section. To qualify your EPC must not contain a recommendation for cavity wall insulation or loft insulation, and your renewable heat system must have been installed by an Microgeneration Certification Scheme (MCS) accredited installer.
